Westminster

Reinvented northwest suburb with mountain views

Updated Q2 2026

About Westminster

Westminster is a northwest suburb undergoing a significant renaissance, anchored by the Downtown Westminster development — a new mixed-use urban center built from scratch. With over 115,000 residents, the city spans from urban neighborhoods near Federal Boulevard to open-space-rich communities along the Standley Lake corridor. Westminster offers mountain views, strong recreation amenities, and improving walkability.

Location

Located about 10 miles northwest of downtown Denver. Commute to downtown is 20–30 minutes via US-36, I-25, or I-76. The Flatiron Flyer bus rapid transit runs along US-36. I-25, US-36, and Sheridan Boulevard provide highway access. The B Line (when completed) will add commuter rail service.

Median price
$325K–$1M+

Schools

Adams 12 Five Star Schools / Jefferson County Public Schools

Westminster is split between Adams 12 (eastern portions) and Jeffco (western portions). Westminster High School, Standley Lake High School, and several Adams 12 schools serve the community. Both districts are well-established with diverse program offerings.

Lifestyle & Recreation

Downtown Westminster is the city's ambitious new urban center with apartments, retail, restaurants, and a planned performing arts venue. Standley Lake Regional Park offers boating, fishing, and birding. Westminster Hills Open Space and Big Dry Creek Trail provide hiking and cycling. The Butterfly Pavilion is a unique family attraction. The Orchard Town Center offers shopping and dining.

Who Lives Here

A diverse mix of young professionals attracted to the new downtown, established families in single-family neighborhoods, and longtime residents. Westminster draws buyers who want northwest-side convenience with mountain views at a price point below Boulder or Louisville.

What Makes It Unique

Westminster is building something few suburbs attempt — a genuine downtown from scratch. The Downtown Westminster project is transforming 100+ acres of former retail into a walkable urban center, positioning the city as the northwest metro's emerging urban hub.
